Commercial Property Manager
This role offers full portfolio responsibility and direct team collaboration. Fluency in English and Afrikaans, strong communications and a hands-on approach required. Fast-paced, rewarding environment.
If you’re seeking a step up in your commercial property management career, this opportunity might be the perfect fit. The role is with a boutique firm managing over R600 million in retail and office assets. While the corporate world can often feel impersonal, this team provides a highly collaborative, hands-on environment with visible impact and recognition.
Details on salary are not disclosed, but this is a senior-level, permanent position for professionals with at least 5-10 years of experience in retail or office property management. A proactive attitude and the ability to work in both English and Afrikaans are essential, as are strong relationship-building and communication skills. This is not a remote post; the manager is expected to be present and visible.
The selected candidate will be the sole property manager for the firm’s diverse portfolio, tasked with portfolio performance, budgeting, regular site inspections, tenant relationships, and leading initiatives to minimise vacancies. The working culture is close-knit and the impact is immediate.
Day-to-Day Responsibilities
Your main duties include maintaining high tenant satisfaction, collaborating closely with the Accountant and Operations Manager, and reporting directly to executive management. Regular site visits are expected to ensure property quality and resolve issues as they arise.
Additional duties encompass leading marketing and leasing for all buildings, proactively sourcing new tenants, and executing the leasing strategy to minimise vacancies. Overseeing property maintenance and supervising tenant installations are also central to this role.
The position requires exceptional communication skills in both English and Afrikaans, regular portfolio performance tracking, and strict budget management. Experience with property software (such as MDA) is advantageous but not strictly necessary.
This job suits candidates ready to take ownership of their work, demonstrate initiative daily, and take a hands-on approach to property issues large and small.
If you enjoy visible results and direct stakeholder engagement, you’ll thrive in this setting.
Key Advantages
One significant benefit is the ability to work in a boutique environment where your efforts are visible and impactful—no getting lost in the crowd or being “just a number.” There’s close, daily interaction with decision-makers including top management.
The role offers broad responsibility, with the opportunity to manage the entire portfolio. This autonomy can be highly rewarding for experienced professionals wanting more ownership and growth.
Potential Downsides
With broad responsibility comes a demanding workload. As the only property manager, you’ll need to be hands-on and comfortable with “rolling up your sleeves” for any challenge.
There may be limited team support due to the boutique size, which is less ideal for candidates seeking extensive mentorship or structured corporate training.
Verdict
This is an excellent fit for experienced commercial property professionals looking for direct impact, visible results, and recognition within a stable business. If you’re enthusiastic, proactive, and thrive in a tight-knit team, it’s well worth considering.
